Q1 - I’ve made an offer on a property and the real estate agent has told me the vendor has accepted the offer. What do I do next?

That’s so exciting, congratulations!

The first step is to send the paperwork to us - It would be ideal if you could arrange for the paperwork (called a contract and a Vendor’s Section 32 Statement) to be emailed through to us at hello@sewellslawyers.com. That way we will go through these documents to make sure there are no tricky issues you don’t know about.

Then we can catch up with you to go through the documents, have them signed, and explain the process to get to settlement (which is the date you become the owner - woohoo)!

Note - If you’ve signed the paperwork with the agent already, that’s ok too! The sooner you can get a copy of the signed paperwork to us, the better. That way our conveyancing team will be on the front foot to help the process go smoothly for you.

Q2 - I’m selling my property and my real estate agent has told me I need to arrange a Section 32 Vendor’s Statement. What is this document? Can you help?

Of course, we can help with that!

This document sets out important information about the property that the purchaser needs to be aware of before proceeding.

It is required by law and is essential to get legal support to ensure this document is given to your purchaser correctly - if not, you run the risk of the purchaser being able to pull out of the contract.
